The waterfront and Columbia Street corridor have had a long run of mid-rise residential construction, with the kind of structural-tower and concrete-pump work that mobile cranes do well. New Westminster sites are typically tighter than Brentwood-equivalents — older block geometry, narrower streets, more careful access planning.
Home building in New Westminster
New Westminster has more heritage-character building stock than most Greater Vancouver cities. Renovations and additions often come with a heritage review process; new builds in protected streetscapes carry design-guideline constraints. Add the city’s steep slope on the south side of Royal Avenue, and the foundation and retaining-wall scope on most builds is meaningfully larger than on a flat Burnaby lot.
What’s specific to New Westminster
Slope. Many of the most desirable residential lots in New West are on grade. Foundation, drainage, and access design all get more complicated. Budget more for site work than you would for a comparable footprint somewhere flatter.
Heritage. Queen’s Park and other protected areas come with design rules. A builder familiar with the process saves real time here.
Permits. Smaller municipality, more predictable than Vancouver, slightly faster than Burnaby on standard work.
